Twitter as digital stalking, a potential terrorist tool and a waste of time? Or a networking tool and business imperative?

The latter, says Vancouver tech entrepreneur Stephen Jagger, who has the online social networking tool on the curriculum for his training company Reachd.com.

It’s an opinion shared by at least three million as a growing number of users sign up at www.twitter.com to share everything from their business coups to what they ate for breakfast.

Blogging is old-school although, it’s still on Reachd’s social networking curriculum. Jagger advises business people they should try it all, focusing on the areas that work best for them and the ones they enjoy.

Twitter, a free service, brings micro-blogging to the masses. Businesses, small and large, are discovering it is a way to tap into what their clients and customers are saying and to share their own stories.

Businesses that ignore social networking are being left behind, according to Jagger.

“All businesses should have a social media director. In my company it’s me,” he said. “You have to be out there on the Internet, watching your company get ripped apart in Twitter. Someone should be out there defending your company, fighting for it, listening to what people are saying about it.

“It’s reputation management.”

The service, launched by a San Francisco start-up two years ago, initially as an in-house communications tool, has more than 2.3 million users and if imitation is the sincerest form of flattery, Twitter should be all atwitter over the recent arrival of Yammer.com, a similar micro-blogging service that launched in September.

Twitter asks users to answer the question “What are you doing?” in 140 characters or less. Updates are known as tweets and can be read by others: a select list if the user wants to share with only those who get permission to follow them, or the whole world if updates are open to anyone.

Jagger has 239 followers on Twitter and he is following 179 people. Combine that with his 941 Facebook friends and Jagger has an instant connection to more than 1,100 friends, colleagues, clients and business associates.

“If I update Twitter, it will update Facebook and all of a sudden I have spoken to 1,100 people,” Jagger said. “You could have it update your blog as well.

“It is an easy way to keep your whole online world somewhat up to speed.”

In one example of how it has helped build business, Jagger pointed to a Twitter update about a new feature on Ubertor.com, another company he co-founded with partner Michael Stephenson and one that specializes in real estate websites. The weekend update resulted in short order in a new client signing on, from Augusta, Ga., far from Ubertor’s Vancouver base but a neighbour in Twitter terms.

Jagger’s updates are mixes of personal opinion, items about what he’s up to – like his newsroom interview and videotaping for this story – and news from his companies. Follow him on Twitter at www.twitter.com/sjagger and you’ll find out he’s a Canucks fan who was at the weekend game; where he has been asked to speak; and his favourite coffee shop in Yaletown, among other tweets.

“You think the minutiae of your business life is not of interest to people but it is, totally,” Jagger said. “The idea behind it is letting people know what you are up to and the benefit of it is that it opens their minds to what you do.

“You can make yourself more known by talking about stuff that wouldn’t rate mention in ads or on your website.

“It’s not newsworthy. but it’s Twitter-worthy. It costs you only one second of your time to update it.”

As a time-waster, like a lot of the Web, it can be unparalleled, particularly if you are avoiding real-life imperatives – like the writing of this story. I managed to tweet twice (at www.twitter.com/gillianshaw) while I was supposed to be writing this. But Jagger said that like any networking tool, it just has to be managed.

“It’s easy to be busy in the social media world and not be productive,” he said. ‘It’s like you can go out to bars to socialize and network, but if you did that every day, you might not get anything else done. You need to do a little Twitter and then go have coffee with somebody in real life.”

Jagger practises what he preaches, using the online world for his businesses in everything from meeting new clients to running a virtual office. When an expanding neighbour wanted Ubertor’s trendy Yaletown digs, the company sent everyone home to work while it searched out a new home.

“After a couple of months we realized we didn’t need a big expensive office space,” said Jagger. The employees – it has five full-time, plus people on contract, mostly in programming and customer service – connect virtually online all the time and periodically in real life at coffee shops, restaurants or other meeting places.

“You can use social media and online tools to cut ridiculous expenses, cutting out big offices,” said Jagger. “It’s being different and people think being different isn’t safe, but doing what everybody else is doing is what’s not safe.”

This week’s site of the week (SOW) is Anne Marie and Roland Lewis’, Rolandlewis.com. The website has a Google Rank of 2/10 and an Alexa  Rank of 2,826,743.

There are a few reasons why this site, made this week’s SOW. The first, is the fresh and clean design by KuniDesign.com. Kuni has proved week after week, that his CSS skills are not to be messed with. The second, is the amount of content Anne Marie and Roland Lewis have on their home page. They exceed the 250 word minimum expected by Google, and they also provide detailed information on North, West, and Downtown Vancouver. The third, is a simple fact that the website clearly shows how the team will market your listings online. Finally, Anne Marie and Roland show their understanding of what a blog truly is. They utilize Ubertor’s blog for their listings, and have created a custom blog to share their knowledge of the Real Estate Market.

Knowledgeable, Fresh, and Unique describes this week’s SOW.

New Ubertor Feature: Intergration with Twitter.com

Ubertor has just launched integration with Twitter.com so that when you add a new listing or an open house to your Ubertor website, your Twitter account will be updated. Here is what the Twitter updates look like:

To integrate your Ubertor website with your Twitter account just click on the “Marketing” tab in your control panel, then click “Twitter”. It takes about 30 seconds to integrate the 2 together.

Welcome to this weeks Ubertor site of the week.

This weeks site of the week is Patricia Houlihan’s Waterfrontvancouver.ca. Patricia specializes in the Vancouver Real Estate market.

Waterfrontvancouver.ca has a google page rank of 2/10 and is not ranked by Alexa.

The first thing you’ll notice is the clean and elegant design by Kunidesign.com.

Next you’ll notice all the great content right on the home page. She has a featured listing, an introduction to waterfront property in Vancouver and some video. All of which is great for potential clients. Providing great focused content is the best way to get attention from search engines like Google and Yahoo.

Here is a great value added service: Patricia can also help you rent out your waterfront property or help you find a property you can rent.

I also like the fact that Patricia is an active blogger. Not only does she have a written blog but a video blog as well. All this new content give readers and viewers a reason to keep coming back to the site. Creating new content is another great way to get attention from search engines like Google and Yahoo.

The last thing I like about Waterfrontvancouver.ca is the links page. Here you’ll notice that it isn’t just a list a links. They have added a description to the links and this makes them infinitely more useful.

This week’s SOW award winner is ruthannewinter.com. The website has a Google Rank of 0/10 and an Alexa Rank of 3,440,544 (What is an Alexa Rank?).

Ruth Anne and her team specializes in Oakville, Burlington and surrounding areas. Ruth has a great flash slideshow on her homepage where she uses high quality pics. Kudos to Dara and Realty Support for the great design. I have to say I was really impressed with the One Eleven Forsythe page design. Good constrast, great photos and good copy on that particular page.

Overall, Ruth has done an awesome job with this website. Keep up the good work!

9 Ideas To Push Through A Declining Real Estate Market

Lately I have heard 2 ways real estate agents are dealing with this slowing market:

1. Cutting almost all of their advertising

or

2. Increasing their previous print marketing

To me it seems strange to go with option number one. When things get tough, disappearing from your potential clients seems to be an odd decision. When times get tough cutting advertising is wrong. Cutting ineffective advertising is a better option.

As for the second option, doing more print sounds expensive. Times get tough, that means less revenue coming in. Spending more on expensive advertising… well, sounds expensive.

Here are 10 ideas to push through a declining real estate market:

1. The most important, whatever advertising you do, ensure that you see an ROI

2. Less Print, More Web
- get into online video
- use Google Adwords
- write a blog
- get on Facebook.com
- engage on Twitter.com

3. Learn about something new, attend a meetup, take a class, meet new people

4. If your website sucks, take the time to make it worth peoples time to visit it

5. Stop asking for people’s contact information before you give them information. Give and in turn they will want to work with you. (ie. No VOW, No “Free Reports” – these do not create leads worth chasing)

6. Attend a conference that you have not attended before. Here are a couple options

7. Be a source of information and knowledge for potential clients. What is your expertise?
- do you own rental properties? start blogging about it
- do you deal with out of country investors? do video blogs about it
- are you a handyman? show people you know about home renovations
… showcase your knowledge, people will use you because they trust you

8. Be different. If all of your colleagues are doing something, stop, do something else

9. Find a niche and focus on it. (specific buildings, types of properties, etc)

These ideas should get you started. There are lots of options out there. Start thinking outside the box. Be different and embrace the internet.

You Need To Be At INMAN Connect09 in New York

Inman News out San Francisco is a real estate news and technology company that puts on 2 big events every year. Their event “Connect” is held twice a year, once in New York and once in San Francisco.

I have the honor of being invited to be on a panel at this upcoming Inman Connect Conference in New York coming this January. The topic we are discussing is “Use the Internet to Capture Global Buyers”. I have done this in the past, in 2007 I was asked to be on a panel discussing Search Engine Optimization and Search Engine Marketing where I was on a panel with a representative from Google, Yahoo and YellowPages.com.

I know the title of this post is “You Need To Be At INMAN Connect09 in New York” and if you can pop by to say hi to me, that would be awesome too. The main reason I think you need to be there is to see Gary Vaynerchuk deliver the keynote speech.

My other company that I co-founded (Reachd.com) runs step by step web marketing training and we had the opportunity of having Gary attend our course that we ran in Seattle last June. Gary was awesome. He did a great interview with Reachd‘s lead instructor Rodney. He is full of life and has lots of wisdom that he is happy to pass on. So, this January, get your ticket to come see Gary Vaynerchuk at Inman News Connect09 in New York. It should not be missed.
